90 Allandale Street, Jamaica Plain
The landscape design for 90 Allandale Street transforms a former single-family residence into a thoughtfully clustered eight-unit residential community, carefully shaped by the site’s dramatic topography and sensitive natural setting.
Set on a steep slope between Allandale Road and a perennial stream located 33 to 45 feet below the roadway, the site presents both design challenges and opportunities. The landscape approach works with the existing terrain—using strategic grading, terracing, and retaining elements to create functional outdoor spaces while minimizing disturbance to the land.
Access drives, parking areas, and pedestrian paths are carefully integrated into the slope to prioritize safety, clarity, and comfort. A series of planted terraces, patios, and garden areas provide usable outdoor space for residents while softening the visual impact of walls and grade transitions.
The project lies within the 100-foot buffer zone of a regulated wetland and is designed to meet full MassDEP Stormwater Management Standards. Native and resilient plantings are used throughout the site to stabilize slopes, filter runoff, and enhance the ecological health of the adjacent wetland and stream corridor. Screening plantings and selective fencing provide privacy while maintaining a natural, landscape-forward character.
Pedestrian paths and stepped walkways connect buildings, outdoor spaces, and parking areas, creating a cohesive and walkable residential environment. Together, the landscape and site design balance development with stewardship—restoring and enhancing the site while delivering much-needed housing in a sensitive, sustainable way.
