The landscape design for 140 Livingston Avenue is shaped by its extraordinary waterfront setting—perched on a peninsula overlooking the tidal flats of the Crane River and bordering Obear Park. Surrounded by water on three sides, the site offered a rare opportunity to restore and strengthen coastal wetland systems while creating a refined residential landscape deeply connected to its environment.

The design prioritizes protection and enhancement of tidal buffers and floodplain areas through sensitive grading and the reestablishment of native coastal plant communities. These restored landscapes stabilize soils, improve water quality, and reinforce the ecological function of the adjacent wetlands, while preserving expansive views to the west, south, and east.

Complementing the rambling farmhouse architecture by Khalsa Design, the landscape is carefully organized to balance restoration with livability. A composed arrival sequence and entry court define the residential experience, while pathways and subtle grade transitions guide movement across the site and down to the pier and dock without encroaching on sensitive areas.

Outdoor living spaces—including a pool and poolhouse, patios, lawns, and gathering areas—are thoughtfully sited to respect coastal constraints while maximizing year-round use. Layered planting transitions from curated gardens near the home to native buffer vegetation at the water’s edge, creating a seamless gradient from domestic landscape to restored wetland.

The result is a resilient coastal landscape that restores natural systems, protects a vulnerable shoreline, and elevates daily life—demonstrating how thoughtful design can harmonize waterfront living with long-term environmental stewardship.
