Mariner Way Residences

The Mariner Way residences are shaped by their extraordinary coastal setting at the edge of Nantucket Harbor and an expansive stretch of protected wetland and conservation land. Located just south of the Village Center, the three homes are thoughtfully designed to live lightly on the land—balancing residential use with long-term environmental stewardship.

Landscape design across all three sites prioritizes conservation, habitat enhancement, and respect for sensitive coastal systems. Native, salt-tolerant plantings strengthen buffers along the wetland edge, support pollinators and bird life, and help stabilize soils while filtering stormwater before it reaches the harbor. These restored landscapes create a gradual transition from residential gardens to protected natural areas, reinforcing the ecological continuity of the site.

Traditional Nantucket elements—brick drives, picket fencing, and informal garden spaces—are paired with naturalistic planting and restrained grading to minimize disturbance. Entry gardens and dooryards soften the relationship to Union Street and Mariner Way, reducing noise and visual impact while preserving neighborhood character.

At 2 Mariner Way, compact garden spaces are carefully layered to provide privacy and shelter without encroaching on open land, creating a quiet, inward-focused outdoor retreat.

At 4 Mariner Way, the landscape unfolds as a series of connected outdoor rooms that lead toward the harbor. Views are framed, not exposed, allowing residents to engage with the water while maintaining vegetated buffers and enhancing wetland habitat within the Conservation Commission–regulated zone.

At 6 Mariner Way, conservation plantings and integrated stormwater features reinforce the site’s environmental performance, using landscape to manage runoff and protect adjacent wetlands while preserving long views toward the harbor.

Together, the Mariner Way landscapes demonstrate how thoughtful residential design can coexist with conservation goals—protecting fragile coastal ecosystems while creating enduring, livable outdoor spaces rooted in Nantucket’s natural and cultural landscape.
