Zero Prescott, North Andover
Verdant Landscape Architecture is collaborating with The Architectural Team to reimagine Zero Prescott, transforming a 6.13-acre site in the East Mill district at Prescott and High Streets into a vibrant residential environment grounded in landscape-led placemaking. Replacing an existing one-story parking garage, the project introduces 296 multifamily rental units organized within two four- to five-story buildings, with a 397-space structured parking garage thoughtfully integrated at the center of the site.
The proposed I-shaped building configuration creates four distinct landscaped courtyards, each designed as an outdoor amenity destination that supports daily life, social connection, and seasonal use. These courtyards serve as green retreats within an urban context, offering residents access to nature, light, and outdoor activity.
The landscape design responds directly to the site’s challenging topography, using grading, terracing, and selective retaining elements to work with existing slopes while creating usable, accessible outdoor spaces. Thoughtful landform design and strategic planting will help soften building mass, manage elevation changes, and buffer adjacent residential neighborhoods—addressing views, scale, and transitions with sensitivity.
Verdant will work closely with the project team to develop a cohesive outdoor amenity program that balances active and passive uses. Potential elements include dog walk and play areas, children’s play spaces, outdoor dining and living patios, BBQ and fire pit areas, community gardens, active courts, and interconnected walking paths. These spaces are organized to encourage movement, visibility, and interaction while also offering quieter moments for relaxation.
Pedestrian connections extend beyond the site, strengthening ties to the surrounding neighborhood and reinforcing Zero Prescott as a welcoming, well-integrated addition to the East Mill area. Through durable materials, resilient planting, and clear circulation, the landscape supports long-term performance while enhancing the public realm.
At Zero Prescott, the landscape is a unifying framework—shaping outdoor experience, addressing site complexity, and creating a connected, livable community rooted in place.
