699 Washington Street, Norwood

Located in Norwood’s Central Business Zoning District with a Mixed-Use Overlay, this project repositions a historic 1942 brick and stone building into a vibrant mixed-use destination that supports office, commercial, and residential life in the heart of downtown Norwood.

The existing 0.41-acre site is currently dominated by asphalt paving and legacy drive-through infrastructure. The landscape approach prioritizes strategic pavement removal, increased planting, and flexible outdoor amenities, balancing the need to maximize on-site parking with meaningful environmental and community benefits.

Downtown Streetscape Enhancement
Streetscape improvements along Washington Street and Day Street reinforce the pedestrian experience and align with the City of Norwood’s urban design standards. New street trees, bicycle accommodations, and upgraded edge conditions help frame the building as an active participant in downtown life while improving walkability and visual character.

Activated Street Edge and Public-Facing Amenities
Along Washington Street, the landscape design explores opportunities for small-scale outdoor amenities that engage the sidewalk—supporting ground-floor commercial uses and adding energy to the streetscape. These spaces blur the line between public and private, encouraging activity and visibility throughout the day.

Parking with Purpose
While the project accommodates required residential parking and maximizes on-site capacity, parking areas are designed to feel secondary to the landscape. Planting, screening, and thoughtful circulation patterns reduce the visual impact of vehicles and contribute to a more welcoming site environment.

Materials, Planting, and Identity
Character-defining landscape elements and materials draw from the building’s historic masonry and downtown context. Planting is selected for urban resilience, seasonal interest, and long-term sustainability, reinforcing the project’s role as a lasting investment in Downtown Norwood.
